IT’S NOT ABOUT THE STEAK; IT’S THE SIZZLE THAT SELLS!
Writing ads for the last 27 years gives a Realtor plenty of practice…but I still have to think about what it takes to get a reader to want to see the property I have listed for sale. With so many homes on the market, what you write can make a difference.
When a Realtor is sifting through available properties to show a perspective buyer, what makes them chose your home over all the others? What about your home can differentiate it from the rest? What do you love about it that you can share with your Realtor and potential buyers?
Most properties are “seen” by buyers and their agents through the internet prior to physically touring a home. The first showing has already occurred without your knowledge. Or maybe not, because what they read was oh, ho-hum. Here’s a common description we see over and over:
3 B/R, 3 bath lagoon home with 2 F/P’s, screened porch and lovely kitchen. Great home for entertaining family and friends. Features wood floors, 2 zone A/C, 2 water heaters and a generator.
Are you excited yet? Not me. I would eliminate showing this property and chose the next one…
DRAMATIC home tucked into a quiet cul-de-sac with long lagoon views. With 3 large master suites, it is perfect for multiple families or a corporate retreat. Great flow for entertaining, soaring ceilings, two inviting fireplaces and a gourmet kitchen to die for! From the expansive screened porch, watch the redfish swim by and the birds swooping for their catch…don’t forget your fishing pole!
It’s the same house, but you sure would not know it. I have filled open houses with that ad!
Another hint: Have the owner write up a page about why they love the house…they enjoy the morning light shining through the windows…the birds that fills the feeders outside the breakfast room…the outdoor area that has been another “room” for living and entertaining…there are stories to tell that will help the buyer know your home. Then, display this typed page in a Lucite frame next to your brochures. Title it, “What I Love About this Home”. Buyers will read it and learn your unique perspective that only you can have from living in the home.
Your virtual tour should be the same, with lots more room to write and an opportunity for many photos. There is no excuse for ho-hum in today’s market. Whatever you write, make it sizzle!
